Terms and Conditions

  1. Viewing Requests: Must allow within 7 working days, otherwise vacate within 3 days (deposit forfeited).
  2. Concierge Charges: AED 120 + VAT for early/late check-in/out.
  3. Check-In/Out Times: 3:00 PM / 12:00 PM. Early/late: 50% of daily rate.
  4. Late Payment: If rent not paid before move-in or extension, utilities will be disconnected. Reconnection + late fee + AED 1,500 admin fee applies.
  5. Pets: Prohibited unless permitted. Damages/odors → full deposit forfeited. Additional AED 2,000 pet deposit required.
  6. Cleaning: AED 500 if not left clean at check-out.
  7. Lost Items: Company not responsible.
  8. Smoking & BBQ: Smoking or barbecuing indoors/balconies prohibited. Fine AED 2,000. Repeated violations → eviction.
  9. Damages & Emergencies: Must report immediately. Failure → deposit deductions. Repairs beyond deposit charged.
  10. Prohibited Activities: No subleasing, no illegal activities (drugs, fugitives). Immediate termination, no refunds.
  11. Property Maintenance: Must return in good condition. Tenant liable for negligent/willful damages. Waste must be disposed properly. Trash left long-term → penalties.
  12. Early Check-Out: Deposit and payments forfeited if leaving earlier. After contract ends without extension (paid 5 days before), it is considered check-out. Company may re-rent unit, not liable for belongings.
  13. Final Provisions: Deposit refunded within 7 working days if no issues. Booking is binding once full payment received. Bank fees deducted from refund. Breach of terms → immediate termination. Key/access card loss → tenant must arrange own accommodation until replacement (within 7 business days). Tenant indemnifies landlord against claims. Landlord’s insurance does not cover tenant’s belongings. Tenants must secure apartment. No flushing toilet paper/feminine products. Non-compliance → AED 500 fine.

Confirmation and Cancellation Terms

Security Deposit Payment

  • Booking is confirmed upon payment of the full security deposit.
  • Remaining balance (commission and rent) must be paid before check-in.

Non-Refundable Payments for No-Show

  • Security deposit and all additional payments are non-refundable.
  • Reserved apartment will be released automatically.

Cancellation Penalties

  • Security deposit and any additional payments are forfeited if booking or confirmed extension is cancelled.

Confirmation of Extensions

  • Extension is confirmed once a booking confirmation letter is sent (email or messaging).
  • If guests cancel after confirming, deposit is forfeited.
  • Cash extension payments must be made at the company office, otherwise concierge fee of AED 120 + VAT applies.
  • Extension payments must be made in full at least 3 days before due date.
  • Failure to pay → termination of access, smart lock code change, utilities disconnection.

Check-In / Check-Out

  • Check-in: 3:00 PM
  • Check-out: 12:00 PM
  • Early check-in / late check-out: AED 300

Non-Payment Consequences

  • Company may enter apartment, remove belongings, deny liability.

Extension Availability

  • Subject to owner’s approval.
  • Company may deny extensions without explanation.

Partial Payments

  • If paid partially via link or other methods, rate will be recalculated at seasonal market price.
 
 

Additional Clauses

  1. Tenant Responsibilities: Must report any issues within 72 hours of check-in with photo/video proof.
  2. Damages: Not reported in time may result in deposit deductions.
  3. Agreement Compliance: Tenants must comply with all company documents, even if not reviewed.
 
 

Final Provisions

  • Tenants waive rights to belongings if not vacated by 12:00 PM on lease termination date.
